Maintenance: With proper care and maintenance, your door will perform reliably for years to come. Here are just a few basic steps to insure the proper operation and reliability of your garage doors.
Every 6 Months Check Door balance. Clear area surrounding door from debre,children or pets.
If "Roll Up" door: With door (IMPORTANT)CLOSED. Release door from motor/operator at operator "trolley/Manual release. Lift door. If door feels heavy enough to need two hands to open, then door srings are weak and need replacement. If spring tension is good then door should not "drop" to ground when approximately 1 1/2 to 2 feet from ground.
If "One Piece" Door: With door (IMPORTANT)CLOSED. Release door from motor/operator at operator "trolley/Manual release. From outside, carefully lift door approximately 3 ft from ground. Door should "float" in this position. If door feels heavy enough to need two hands to open, then door srings are weak and need replacement. If spring tension is good then Door should not "drop" to ground when approximately 2 1/2 to 3 feet from ground. Most manufactuers of this type of spring system recommend changing springs every 5 years regardless if they are broken or not.
Wash the door and windows with a mild soap (such as car wash soap or dish washing soap) and water. Wash both interior and exterior. Rinse thoroughly. Do not use harsh or abrasive detergents. Lubricate track and hinges with a silicone or Teflon-based spray. Do not use WD-40® or grease. Then open and close the door to distribute the lubricant.
Every 12 Months Inspect springs and hardware for signs of wear. Avoid any contact with the torsion springs as they are under extreme tension. Call Royale Garage Door Service,Inc. to schedule a service call if you suspect any problems.
